Buying fees

When we have helped you find your “Dream property” and you have decided that you wish to move forward with the purchase, a fee of +/- €6,000 needs to be paid to reserve the property. This reservation fee needs to be paid by bank transfer to the bank account of the lawyer of your choice. We can also recommend you a lawyer in your own language. This reservation blocks the property while the lawyer does a full checkup. This amount is fully refundable if the lawyer should discover any legal problems related to the reserved property. If the sale continues, this amount will be deducted from the purchase price.

What are the buying fees? 

New constructions
On new constructions direct from the developer 10% VAT of the value of the property will be charged.

+ 1.5% Stamp Duty Tax
+ 0.5% Notary and registration fees
+ 1% lawyers’ fees

Re-sales
On re-sales there is a property transfer tax set at 8% for the first €400,000 and 9% on the amount between €400,000 and €700,000 and 10% in excess of €700,000..

Who pays the Real Estate agent? 
As a buyer, you do not pay any costs to the real estate agent in Spain. These fees are paid by the seller for re-sales and by the developer for new constructions. If a property is sold in partnership with another real estate agent, then the fees will be shared. For you as a buyer, it does not make any difference because the price will always be the same. The only choice you have to make as a buyer is with which real estate agent you will work with and will further assist you with the correct handling and services after the sale of your dream property.
